As Eric said, a short sale is really looked as a favor to the seller and with the seller moving in a direction the lender would deem litigious, any goodwill will be gone.Frankly, the "produce the note" approach is best utilized as a last ditch effort when the seller has exhausted all other remedies.

My buyer was finally too exhausted to stay in the game.Regarding broker's expertise, my broker did offer advice along the way which I passed on to the buyer, but again, what else can we do if they don't take your advice?

I've never seen a vent coming out of a soffit, possibly because hot, moist exhaust is not ordinarily vented downward, as would be the case when exiting the attic at a soffit.
