Often tenants say they don’t smoke but hot boxed the car on the way in.I am somewhat lenient on credit depending on circumstances but in this case while viewing I ask them how they pay their rent and if electronic I ask them to pull up their payment history while I’m there.  

You can also do the Community Help thing if the help topics resident in the program don't tell you what you need to know.And oh yeah, QuickBooks has a mobile app and will let you accept payments electronically or by Credit Card (Yeah, Danny DiVito's commercials are correct). 

Cameras are nice because they can also catch residents dumping unauthorized things like couches or electronic waste.

Electronic payments methods like Zelle, Cozy, Venmo, etc are more simple, convenient, and secure than a check.

I rely on electronic banking quite a bit.I transfer funds to my daughter in college via electronic transfers and it normally takes 2 business days.

This is also a great opportunity to try to set all tenants up on electronic rent payments, it will make life much easier.   

Since 1988, most of these documents (in CA, anyway) have transferred to electronic images. 

Does anyone have a tenant application that can be electronically filled out and emailed?

We are not selling the computers as we need to maintain the electronic records.
