The old White Flint Mall stomping grounds will probably be the same, once their century long pissing match with Lord & Taylor is figured out for good.As I said in another post (and some got butthurt cause it’s the truth) Bethesda’s golden years for retail investment purposes are gone for the most part.The opportunities will probably be more towards Silver Spring, Bowie, etc.

I now think that the main reason I do that is because most folk here on BP who post their desperation to borrow 80%+ (because they haven't bothered or can't save money to save their lives) have shown within their posts that they do fall in that category of non-astute wannabe Investors, wanting quick-fix, silver bullet answers.Of course, John might have other reasons for high deposits, but the "why would I give the lender more of my money every month" excuse seems very lame during these low interest times...

Go into the local grocery store and if you are scared to get out of your car and go shopping then you know you'll be scared to pick up rents or meet the repair man there etc, you dont want that hassle.Chances are if it has not shown any signs of improving it might take longer than you thought. ie: I bought in Silverlake before it was cool, I bought in Eagle rock before starbucks moved in, then Highland Park before starbucks moved in, I bought in Lincoln Heights and that took another 10 years, but it turned.

There is no silver bullet, secret sauce - you have to doggedly grind and with luck - find one property that meets your criteria in an area you are familiar with and know is in demand.
