Unless you have a family member, or members, willing to spot you 100K on your word, you are going to have a challenge securing either private money or hard money (even equity based) given your absence of a track record and skin-in-the-game.If you really have a deal on your hands, a viable course of action in your situation is to bring the deal to an experienced flipper in your area in exchange for a) the ability to shadow her/him and get mentored during the course of the rehab and sale {while providing labour} and b) a small/moderate slice of the proceeds when the property sells  {do not be greedy here, if you get 10-15%, plus an education, you have done well}.

Greedy and lazy.

Regarding the ex room mate- had they given leases & gotten the proper security deposit in the beginning as I requsested, they wouldn't have to be out of pocket now, however being greedy, they didn't want to report the property as a rental due to taxes and in turn got screwed and blamed someone else's negligence on me when I had nothing to do with it.

I feel like a bidding war would reflect poorly upon me (greedy landlord!)

Hi Jeff, We have a saying " Pigs get fat, hogs get slaughtered " meaning do not get too greedy on this one.

It is valuable if you are dealing with traders and speculators like Niederhoffer or the like but these guys are not interested in the few million I could put to use.
