This was true prior to the lumber price explosion, but more true now that plywood and OSB have risen close to 300% and other lumber costs have risen substantially.BTW it is my belief that an ADU should never be appraised similar to a permitted extra duplex to quad, non-ADU, unit in CA.

I only work buyers right now because of my schedule with the company but I also have great referrals for list agents (that work at a discount too because of our corporate relationships).In addition- because of my role at Wedgewood, we have a bunch of pre-rehab inventory that we would happily unload to an investor for cash, 1031, etc.
