The stock market is overdue for a correction and a large correction in tech could be very disruptive to bay area home prices.  

I make sure to let them know that I could care less about an overdue medical bill and that my focus (depending on asset class of the unit) is on past due landlords and utility bills. 

Most (all) of the books I've read about real estate investing have lengthy chapters dedicated to the benefits of leverage (borrowing, using other people's money.)

This also gives us an opportunity for branding/marketing the management company better, rather than using the name we came up with when setting up our 1st LLC (its rather lengthy)

So, generally now worries about having capitol tied up for lengthy times. 

Anything with a low CAP Rate where you don’t own the land, you should hopefully have a lengthy remaining lease and ideally a corporate guarantee.I hope this helps and I read the deal correctly ha!

Also remember sometimes  the length  is not an adequate source for how much work and effort was put into it as in many instances they must research existing case law

Hi Zach,I agree with Penny however Illinois law makes the process of removing the tenant lengthy if the tenant refuses to leave on her own accord. 

We are actively looking for 100-200 unit deals, and since I live in Santa Fe, NM its any easy drive for me.I had a lengthy discussion with my PM yesterday, and they are filling units very quickly.
