It will be much easier if it's month-to-month as you can just give them a notice of termination.If on a year lease you will have to examine the lease and possibly do an eviction for reasons other than non-payment, which is longer and more costly than evictions for non-payment.

While I have Excel spreadsheets for pretty much everything, I use QuickBooks to track everything as well -- this allows my CPA to do my taxes much more easily, and allows me to examine my financial statements very easily.Using QB, I can see all my financial statements (whether per property or overall) in about 3 seconds, and I figure out where I stand with respect to my tax situation in about 10 seconds...While I don't use it to manage cash flow, it's good for that too...Does anyone have an example of your current balance sheet?
