You must first stop, and get absolute clarity as to exactly what happened, where things went sideways, WHY they went that way, and mechanisms that will prevent reoccurrence.

This will be very tough to find, but you might be able to buy a 85K house put 12-18K into it (if you do the labor work yourself) it and get it to rent for 1250 ish when you move out.Let me know if you have any other questions or if any of my rambling above needs some clarity.

I have been a long time reader of BP and have spent an enormous amount of time reading books and analyzing prospective deals out of state but unable to get clarity on the obtaining the tangible advice on obtaining the right resources to move forward.

Would anyone be able to help identify what should be written in this letter for clarity and is it necessary in every state regardless that the lease says it terminates at end date unless renewal lease is signed, etc.Any insight would be much appreciated,thxs!

Get clear on the Single Most important part of the transaction, and that will likely help guide your decsions with clarity.

Newer investors should focus on getting their books in order so they can have clarity on their business finances.

And for clarity, I'm in Massachusetts, where some of the landlord / tenant laws can be the trickiest.Happy investing !
