To dig deeper into that concept I look for at least 3-5 selling points for why  I like the location which can be for different reasons such as....being Close to a good school/ close to desirable locations such as shopping, sports arenas/Beautiful trees/ near transportation/ near hospital.

It's near a rough area but this is definitely a better part as it is a couple minutes from public transportation train (Greenville part of Jersey City for those who are familiar).

I also schedule pick-up of the mailers when I'm working with sellers with transportation or scheduling challenges.While using escrow instructions in CA is common, I don't recommend it.

The area for the 1st property is best suited for tenants having a vehicle although, transportation is available.The cap rate on both would say "walk away" though!
