Most cash-flow seeking SFR investors in Austin are on the sidelines or working in other Texas markets for the time being.

It's not my nature to stay on the sidelines for too long - albeit I like to make my moves deliberate and well-researched.

While adding more members is great and will help increase the daily count, I think it is important to recognize that BP Nation members need to be active here and not sitting on the sidelines.

That is usually a good way to meet reliable, like-minded folks who can contribute their experience to your journey, as well.Don't let this setback put you on the sidelines - hopefully in 5 years you'll be here in the forums sharing your story with newbies as a way to encourage them in their early challenges. 

I’ve been sitting on the sidelines for a very long time, day-dreaming about possibilities, and I’ve finally reached a point where I’m tired of watching.  

So it makes sense to build up the largest possible stockpile.From the equities side: dollar costing in consistently over time into highly diversified indexes is a pretty proven long term strategy and by getting out of the market right now, I’m risking have cash on the sidelines that could grow and compound over time.Thanks in advance, looking forward to hearing what all you smart folks think!

After several months there was no way to stay on the sidelines any longer. 

- Should I just sit on the sidelines until 2019, build up my credit score and save up as much cash as possible before even thinking about deals?

I’d also like to wait for a correction to hit the market, but don’t know when that’ll come and I don’t want to sit on the side lines for too long.
