No consumer debts are to be in her name, aside from some $25/mo credit card.Her DTI is now $25/$0 = infinity DTI, obviously you can't get a loan at infinity DTI.Then you go into escrow on a rental property, rent is $2500/mo (at 75%, counts as $1875/mo) and PITI is $1600/mo.Let's update the DTI math.$25 / ($1875 - $1600) = $25 / $275 = 9% DTI.Loan approved.
