I want to share how I found two awesome partners this year, in case you're feeling maxed out doing this RE thing alone.Rewinding back to Oct 2022, I was resistant to partnerships.

Learning this and not wanting anythig like it on the property to affect other tenants, I served a 30 day notice to vacate to much resistance as both parties wanted to remain together again now despite the restraining order.

First strike soft packs and final blox are the way to go as far as rodenticide (d-con will only be eaten by probably less than half and they can be resistant to the poison).

They are very green, fire resistant, termite proof, water damage proof, mold resistant, they have a superior sound rating, the are up to 50% more energy efficient, they save about 50-60 trees.

They make flooring that is (more) wheelchair resistant-Armstrong is one manufacturer that comes to mind.Good Luck!

You might need to do some research on this, but calculate the heat exchange rate of the apartments based on the material construction (each material has a heat resistance value), room volume (sqft x height), efficiency of the furnace (typically listed with unit but can be calculated with the nat gas/elec usage over the output of the furnace which is definitely listed.

Once the RE cycle resets, a lot of previously honest syndicators might find the temptation to fudge the numbers to be too great to resist.

Adding a few pads is one thing, but doubling the size is something I could foresee being met with major resistance from the city, county council, or local citizens.  

The surface of these floors is also never quite hard enough to resist surface scratches.If your business model has you doing the rehab and maintenance of your units yourself, you should learn how to refinish and repair these floors.
