I was looking to connect with local investors, but instead It was the classic, provide some credibility statement, flash some numbers on past deals, give a RA RA speech of taking action and then the famous "you get all of this for xx amount."

@Thomas Salisbury I agree with others.Let's talk about the crux of the issue - they are looking to make things more affordable.There're are a number of ways - if you're willing to move away from the classic adversary landlord - tenant position - you could work together with your residents to reduce both your expenses.Just look at where you have similar expense and what you're willing to share.

Al Pacinio and OH can't think of his name he was Felix Unger .... its a classic and it is absolutely how the game was and is played in the land business... think of your self as the buyers. and think of those promoting these deals as the owners of the company.then imagine myself as a 6 to 12 year old sitting through the meetings going out on in home presentations and meeting at the properties closing etc. by the time I was 10 I could sell land as good as any of them...

This is a classic "use of cash" model retiring debt at a higher interest rate than other alternative uses. :)
