The investors risk tolerance , their budget consideration , are they looking for a contractor with better communication and management , or are they looking for a contractor who can give better price but ok to bear with communication problems , are they planing to rent or are they planning to flip .

@Jason Hirko my problem was we were flipping to home owners with FHA financing.. we got our lunch handed to us.. no more .. its a locals market plane and simple in my mind.. plus you don't have state income tax...

Thanks for your time and insight BillFinancing may have an intrinsic value for a buyer, no credit or bad credit, they may think a financing option as being very valuable to them, but intrinsic values do not apply to the value of the car, or boat, or plane or real estate, to the asset being purchased.

The proximity to Seattle definitely sounds appealing, but if I have to hop on a plane to visit anyways it might not be such a huge benefit over investing in the Midwest.
