Should I outsource the leasing since its my first time working with them or try to negotiate it myself?

We have a property management company and it seems they outsource a real estate company who obtains new tenants and creates the lease. 

So that isn't as much of a concern.If the thought is to build an ADU, right now it is about $120K depending on what you have the contractor do versus outsourcing. 

Has anyone had any success outsourcing cold calling for off-market leads.

Dont venture out on outsourcing labor if you already have some people you trust . even if you have to wait a bit for them .

The plan is to outsource this work eventually once we scale a bit more and we're just checking on the business from a pure financial reporting perspective and managing projects.  

When you guys buy, rehab, and sell are you listing the house yourself or outsourcing to a real estate agent?

I know you can outsource much of the operations (online payments, answering phone, SEO) to management companies who specialize in self storage operations (https://www.storageunitsoftware.com/call-answering)...But how do folks recommend handling onsite physical tasks (ie: offline tenant rentals, showing units, stuck doors)?

We are going to start outsourcing our laundry with a pickup service at $1.75/pound.  

Big box stores are down sizing and more employees are working remote, while companies continue to outsource jobs.This is just my preference, but I think prospects for multifamily are much more positive going forwardGino
