Hi there,With rents in San Francisco fluctuating all over the place I am wondering if it is a good time to find a deal on a multi family unit (duplex/fourplex) with a recovery in the future in mind.

Though my current job does have a fluctuating schedule so I cant make this months meeting sadly; but we’ll see about next months!

OUTSIDE FACTORS However there are multiple other factors involved here:- The labor/manpower availability of the GC- Fluctuating material costs ( GCs typically have contracts only valid for limited times due to this )- Their schedule and/or backlog of work- Level of finishes and depth of scope

To get anywhere close to the actual market value you would have to have access to every MLS across the nation to pull accurate comps, which right now are fluctuating in a major way with the market changes that are happening. 

This diversity can help protect against fluctuations in any one industry and can provide more stability in terms of tenant occupancy.
