That way your cashflow won't fluctuate based on the mortgage.And as for rates going up or down in 5-15 years, I don't plan that far ahead.

And I am assuming your in the 90% of investors that is just looking to be a landlord.were you have to be more cognizant of market trends is what we do.. value add building new construction land development ext.. those are much more risky in fluctuating market.for us we are gung ho on 2018 and probably most of 2019... sales are brisk in Portland prices up 20% from last year and sales are steaming.. but that's more of a business not just buy and hold.I have personally been in this game for 42 years continually and have bought, sold, rented, loaned money and cut timber in every year ..

Remember though, that while the report will show you the average for that city or metro area in the asset class.....cap rates will still fluctuate in that market with higher risk parts of the market having a higher than the average cap rate, and the lower risk parts of the market with a lower than average cap rate.

Your first year cost will include: - state registration - registered agent fee (can fluctuate depending on company you chose and length)  - if you want to pay someone to register your company (shouldn't be too $$$)Going forward you will have to pay to the agent and renewal fees to the state.Registered agent can accept legal documents and notifications from a state office on behalf of an entity.

No nonsense coverage and they are very familiar with landlords.I'm sure prices will fluctuate wildly based on where your property is located, property age, the deductable you choose, amount of liability, and other endorsements (loss of rent, personal property coverage, etc) but for a 3-family in NE Ohio with $150K ACV the premium is about $980/year.

And like you said, that small advantage likely disappears in 5 years, at which point this may very quickly become a poorly performing investment.Additionally, the higher downpayment gives you more room to adjust your rents to fluctuations in the market or area, giving you some more insurance for positive cash flow.
