I encourage both sides of the coin to express their viewpoints I am just trying to understand the Mortgage note sector of real estate investment.

I am willing to do something nice for their time and promise to use them as my expressed agent on the deal. 

Those amounts are harder to quantify as they are usually only expressed on a payoff statement or in the foreclosure documents.Foreclosure initiation is not the same as conclusion.

You have stumbled upon a great place to start at as lots of people on the podcast express that they wished they had this or found it when they started in real estate and how much easier this would have made it.

@Jon Klaus did a much better job than I of concisely expressing why we try to provide accommodations at, or just below, the market median.  

While practicing, put a mirror in-front of you and watch your facial expression.

-----Not to sway judgement but to express my opinion,  it's too much work for me in finding/firing an agent and it's just something I'm not good at, but have seen others succeed with it, so go for it.
