The danger you have is that if the city ever bans short term rentals, then you will likely be losing money since you won't be able to get long term tenants in it at the price you need.

I've never heard of a City outright banning roommates but I have heard of cities that limit the number of occupants in a property, particularly the number of "unrelated" occupants.

It looks like that the STR market in the Poconos is ''normalizing'' now, there was a spike in the demand in 2020 after the STR ban was lifted and this summer was very busy as well.
