Unfortunately I feel like I keep getting brushed aside since "that's not what all the pro-HELOC people are saying".  

After reading through this thread... and I have no idea what BP hole I fell into that lead me here, all I can think of is that old saying, "87% of all statics are completely made up."

And don't believe them when they brush off your concerns about these fees. 

Get the Nolo Landlord book, has all the docs you need, along with an excel spreadsheet to track your costs should be all you need.Also, start brushing up on your states eviction policies, you will need it later...

The lease also indicated and was agreed to that they would keep the property clear of brush and weeds around the home as it's a major fire hazard in the middle of the woods.  

Brush killer/ivy killer seems to work if mixed with dieselA large herd of goats!

Maybe just a brush of bad luck but I've leased that property for almost 15 years and nobody even came close to being as bad a tenant as her and her children.

Under $100k condo/under $1000 monthly rent, I use HD WilsonArt Laminate counters, re face cabinets with white raised panel (Google local refacing companies not national companies), new brushed nickel faucets, new white appliances if needed, tile bathroom floor and tub surround, new vanity, new light fixtures and new toilet if necessary.
