Maybe your lease agreement allows for a long notice (to vacate) period which is the 1st step to eviction.As for asking for monetary award, it depends on how likely you can collect any judgement from the tenant.

(Contract for Deed) The home closed in September of 2010 and the interpreter took over his property in December of 2010 and has had possession of his property ever since until a court recently awarded possession to his wife who received the property by way of a Quit Claim Deed.

I would push to have them charged because in some places (like my state) if they are convicted damages can be awarded as part of the criminal case and collected by the court system for you.
