I think the risk of being sued for discrimination is higher than any adverse effects of letting tenants legally own a gun.

I'm a registered pharmacist, and I work from home full-time processing adverse event reports.

I think most of us have faced this kind of adversity before maybe not to the same degree but been at a place in live where you just felt totally overwhelmed and looked for answers. 

They laughed at me, joked a little, and the tenant told the story to all and it was actually a good distraction that showed me laughing in the face of adversity which I'm pretty sure some of my friends would never put up with.

While I am only human I have noticed direct correlation between the absence of sugar and high levels of motivation, energy, and daresay optimism; adversely I've noticed that high levels of sugar consumption, especially in daytime hours, lead to horrible crashes of energy, motivation, and daresay depression (not necessarily clinical depression but certainly depressed attitude or state of mind).  

But if I believe the universe is perfect and whatever happens is perfect, a tenant leaving without paying the rent simply means I modify my business model so a tenant leaving early won't impact my bottom line adversely anymore.

If you wait to invest until you have a family, a career, a life to protect you will only become more and more risk adverse. 

From the local paper here in Albany, the Times Union:"The laws require landlords to give tenants several months notice before an eviction for non-payment, and enable judges to "stay" an eviction up to a year if it will cause "hardship," such as adversely affecting the tenant's childcare arrangements or health."

There is always risk, so learn to manage risk instead of avoiding it"As a risk adverse person, I am trying my best to practice this second quote.  

If you are risk adverse real estate, (especially out of state) is not for you.
