Paul that means a lot to someone starting out; the first day on the job was always anxiety provoking; now as a multifamily / income property investor; I never knew a community web site like Bigger Pockets even existed, I have always been a sole proprietorship and basically "winging" it but now feedback from fellow investors is a real social media / community member's portal.

Additionally, I would like to make some upgrades (Converting oil to gas heat & adding central air in the spring & switching to a more renter friendly experience via Cozy or some other portal are first primary upgrades) and believe that would also warrant a bump in rent.

The slant of it was that if you manage yourself and use portals like Airbnb, vrbo, etc. you can break even or even get positive cash flow.

Don't know because I am not there.Many times I can tell you as a listing broker the asset manager demands the property stay active in the system even if an offer is accepted.Usually you upload to a portal and the asset manager has already verbally accepted an offer or countered by e-mail.Then it can take up to sometimes a week before the bank gets back their addendums to sign.I had one verbally accept on Thursday of last week and just got back addendums today.

Another one that is worth looking at is SimpleRent.com They have a tenant portal so the tenant can set up payments, see payment history... etc.

While researching methods of easy management of rental applications, rent payments etc. www.turbotenant.com and www.cozy.co have come up as probably two of the most widely used portals.

They have a nice homeowner portal and take care of a lot of the heavy lifting on the booking side of things.
