Each element of your proposition will be  perceived as additional risk by the lender: Refi’s are at a higher rate than traditional loans, and income properties add on to that, and cash out add on to it too… so your rate will be horrible at the moment!

that is about the number i had in my head but it seemed like a lot to add on to the rent,  plus the utilities, made it seem ridiculous. i know they are trying to save money on hotels as that is what they are currently having to do for the guys.

On the other hand sometimes you know you're going to be in a loan for more than 3 years till you clean up your taxes or credit so taking on PPP actually might improve your rate .25-.75% so you might actually add on PPP for 3 years as a strategic choice to lower your month to month debt service or payments.The main pros of the gross income DSCR products is that it can let you qualify purely off the property's gross income and ignore all your other liabilities in the qualification equation.

I agree with Curt....To add on stay away from North Memphis (Frasier, Egypt), South Memphis(westwood,whitehaven,oakhaven,airport district), Hickory hill is iffySome decent areas areMidtown, cordova, and Germantown, ,collierville (a bit on the higher end though) I like North mississippi just over the Memphis border (Horn Lake, Southaven, Olive Branch).
