Don't get me wrong I hate taxes, and especially when they increase, but as the old saying goes you can't have your cake and eat it too. 

The Seller does't care, since most of the time, the sale price has a hefty margin in it above acquisition, rehab and holding that any rental payments are simply icing on a triple chocolate fudge cake with ice cream.Clearly, this pool has much of the same characteristics.

I'm currently in the middle of structuring an owner finance deal and after tackling that last issue, this one feels like a cake walk!

Appreciation is great, but it can't reliably be predicted so we consider it 'the icing on the cake'.

Its smart not to bank on appreciation- I also look at it as just icing on the cake to cash flow 

Bought it for land, it is very nice property in very good location, and bought it at land price, and having it rented out is frosting on the cake.   

And the total and utter disgust I've been feeling at politicians, organizations, and some of the general public being so flippant as to tell rental property owners they can't evict has just added another layer to the ugly cake for me.It's galling that for years politicians have grossly undercut affordable housing programs, but suddenly expect us to become de-facto charities against our will. 

There used to be a monthly real estate club that met in Anaheim.

Vendors such as florist, cake, tables, wedding planner is separate from my property ..? 

The fix-up TV shows and flipping gurus have a special habit of making wall removal sound like a piece of cake, it isn't.
