.$60/sf is pretty unrealistic a number to expect a real construction firm to come in at unless you're starting with a flat, scraped lot and you're doing only the most basic of finishes... and/or building 10-15 houses at the same time using the same 3-4 plan sets over and over to reduce overhead.

However looking for a market that will double in 12 months as an investment criteria is somewhat unrealistic, its like looking for a needle in a hay stack filed with rattle snakes.

They either add 30-40% to the cost of property they sell, or promise to squeeze rehab into unrealistically low total cost where they take their cuts by doing very poor quality renovations or management or providing questionable location.

Mayor Wade Kapszukiewicz announced in June that implementing the 2019 law would be delayed, at least partially because complying with the existing law was unrealistic for property owners and tenants because of the coronavirus pandemic.If passed, the new proposal would be a repeal-and-replace of the current law.It includes a five-year compliance schedule, with the first properties required to be compliant by June 30, 2022, and the final properties to reach compliance by Dec. 31, 2026.
