Start coming up with COVID policies such as limiting visitors and window visits etc - prep families that will be the norm for a while and I'd plan on being on lockdown with necessary visits for showings w logs and keeping all unnecessary people out once open.

I want them to think that their life just got a little better and this is where they want to be long term which will help me avoid unnecessary vacancy costs and other headaches by keeping good tenants.

I do not as I consider it a unnecessary risk..

But, to me, that seems like an unnecessary sacrifice of personal space.

I did get a quote from KBKG to do the whole thing for me, but it seems unnecessary to pay 4x the price when it appears all they will do is essentially use the same estimation software and then fill out the tax forms. 

I feel like I am likely taking unnecessary risk in that regard. 

The female only one is unnecessary.....I like the AirBnB one and living here but investing in Florida. 

My last building had a 25k per apartment assessment (for a one bedroom)...we sold it and 2 years later they stuck the new owner with a 15K assessment for some unnecessary repairs.

Perform these steps consistently and you will avoid far more liability than creating shell LLC's (and save money on unnecessary tax preparation services).
