From what I can tell, the most work involved will be sanding and staining the wooden floor in the immediate interior.Normally, I'd shoot for something in a lower price range ($100-115K).

Is this something that is worth the extra expense, or do people see it as a hassle that can stain and needs to be maintained.  

I've noticed some companies (Armstrong, Mohawk) offer lifetime warranties against tears or stains, but was wondering what the catch was.

In that case it may be worth going to court, although proving that there was no stains on the carpets, or whatever, may be an issue?

Getting all worked up when there not even late, yeah, if this get's to you this much I hate to picture the wreck you'd be when there 45 days late, you show up to find they have 7 other people staying there, 2 dogs, half the screens are missing, yards trashed but what really gets your focus is the vomit stained carpet and hand prints that not only go up the walls but somehow across the ceiling too and your just thinking "how the f#*k did they do that" and in the bathroom it changes too "that isnt actual human poop, is it.... is it".     

Stains and discolourations indicate roof leaks.

Items include: loose door hinges, toilet handle loose, toilet bowl loose, one burner on oven was not working, small hole in hardwood in corner of floor behind fridge, bath tub drainage issue (slow clog, just needs to be snaked) water stain on ceiling with cracking plaster on ceiling. 

Pine trim with stain won't look very good.

No stain, just varathan finish.

Look for stains on the ceilings indicating roof issues.That should help you get started
