Lots of on the ground opportunities here, people are moving out of the area after Hurricane Laura.If you were ever interested in this market then now is the time to drive down here.People are looking for cash only, "AS IS" deals to leave their homes.Super low home prices but bring dehumidifiers and a generator so you can salvage the water damaged homes.If any home in Calcasieu Parish Louisiana is water damaged from wind driven rains and it is not air conditioned within a month it will be a total gut to restore.

For example, are you going the more common route of just putting a downpayment and then financing the rest - or are you trying to pool your money together with others and then purchase the property.

I will say a few things though: Pros:My experience with them improved over the 5 years each year as they added more features, services and personnelThere 10% fee (10% of nightly rates and cleaning fees) is still reasonable for what they do if you don't want to worry about setting up and managing listings, professional photos, payments, guest inquiries, calendars, etc.They basically handle everything up until check in, they then set you up with one of their 'partners' in the area for the rest or you self-manage everything after check-in (I opted for the latter)Their staff is friendly and their owner portal is a really nice feature to go in and look at your portfolio of homes with them in a single space. 

I am familiar with the historical restorations that Nicole Curtis has done in the city and I saw that some renovations were quite problematic.
