Have gotten disappointed several times, but you work through it. 

Which I'm actually disappointed with but, oh well. 

But I can definitely say that of my bigger disappointments on the 32 houses I've done, the worst ones were definitely the ones that had the bigger rehabs......Leave that first one and bite the bullet.

Here are a few things our clients make mistakes on that we consult:1)Assume little or no CAPEX2)Oversell their properties so they disappoint the guests3)Don't integrate all booking platforms4)Don't use booking platforms properly todetermine demand5)Willingness to trial and error when they would never do that with long term rental.

I haven't been disappointed

If I am not producing $1/month per unit of total return, then I would be disappointed in my RE investment.Cash flow is taxed in the year earned (at least cash flow beyond depreciation). 

@David Butler That is very disappointing to hear. ☹ Do you happen to know if any of the surrounding towns are more open to it?

Talk about waking up to disappointment.  

If they removed it so they can sell more rehab estimating books I am super disappointed. 

It's quite a disappointment considering the value it can bring to such an expensive market.
