Hi All,I had my offer accepted on a 4-unit property that I am using FHA to owner occupy and rent out.

Meanwhile, I went to a music festival that closed-IN people living in rundown apartment buildings.It was surreal.The city literally had an entire section of town off of Fremont St closed off, and people lived in government houses inside the festival.  

I am using Cozy for people to apply to our rental, and we get the credit and background checks through Cozy.

Painting, fix up some trim, replace old appliances, and the biggest thing get the flooring re-done.I am using FHA and I am awaiting the lender's appraisal to receive final approval (although we anticipate everything to pass).I have reached out to some contractors but getting in these units has been difficult since the seller is away and the listing agent seems to be traveling at the moment...

I am using the 2017 Chicago Residential Lease. 

Being so far away I feel my research of the area is lacking when it comes to the numbers I am using.

I am using Brent @ QuickPics for a before/after rehab shoot and they can do drone shoots.

I am using FHA 203k loan with 3.5% down and will get the work done.Even in Avondale, Irving or Logan you can get buildings that need some work.
