Go to open houses; call FSBOs; call "for sale" signs; look at the ads in the newspaper; talk to other successful investors at your local REIA; tell all of your family and friends that you are looking for houses at a huge discount; etc.

You have to publish notices in the newspaper, have a court proceeding and I believe the land contract vendee (buyer) has redemption rights, all very costly procedures to be sure.
