I know I can FHA the property, but the good deals would force me and my wife to move to the straight up undesirable areas.

Hurricane Harvey has brought lot issues in our community and we are working it out by changing the local MUD Politics. 

This would cut down on dirt or mud being tracked into your house.  

Folks in CA like to say that their overall population is not affected and/or that the people leaving are just poor, undesirable. 

If you reach for a star you may only catch a cloud, but you certainly won't grab a handful of mud!!!

It's ironic, becasue this struggle is what usually sends new investors searching for cheap properties in undesirable neighborhoods or cities that are dying.

If a hurricane, flood, tornado, mud slide, fire, windstorm, or some other event happens, do you have the means to recover?

If no one bids then the bank wins the property and zeros out the account to sell the property as an REO.Then you haven't seen enough of these; in undesirable neighborhoods in the suburbs, the bank's maximum bid will frequently be below the debt that was owed. 

You will just have to let some stuff slide and not sweat it, or you will hate being a landlord.So, look on YouTube, see how easy it is to fill in holes in drywall, get some drywall mud (it's really cheap and will last you forever), get out the paint roller and just paint those walls.
