Now, for when things go bad.......Yes, I have lot's of teeth in my lease, big, razor sharp, nasty teeth to it.

It has no teeth unless secured by a recorded mortgage.

I stopped calling at this point, and did not get any contracts with the numbers I mentioned.BUT - I had no automated sequences whatsoever because I didnt want to violate any laws.

City officials gave me the impression there was no paper trail whatsoever: "City record has no indication of this being anything other than a duplex."

I have some friends who are custom home builder GC's in Colorado who are working on a new construction home, and even at a 5m price point they said getting bids from subcontractors is like pulling teeth and taking months to come back. 

If the bank agrees to the short sale, the bank will pay for all the closing costs for the seller so there is no cost to you whatsoever.

I've called close to a dozen contractors over the last 2 weeks and it's like pulling teeth to get them to come out and provide a bid.

You can't ask how many kids they have or are planning to have.You have to be careful or else you open yourself to a lawsuit that has teeth if you treat people differently.
