Direct mail to homes in foreclosure
I have sent less than a couple dozen letters to homes in foreclosure where the sales date at the court house steps is already published. Since I get the information about a month before the sale date, I get 3 mailings per property (one letter per week) before it is too late. I send a one page letter in a stamped envelope with my name on the return address and in the letter. I have so far received zero response. I'm thinking of scaling up but am not sure if my letter is written well enough to elicit any response. Your advice on the content of my letter is appreciated. Following is an example of my letter:
Dear Homeowner,
As a result of my research, I have found you have a pending problem with your property. I am sorry circumstances have resulted in this situation, and am wondering if there is anything I can do to help?
I can sell your home to an investor, or possibly to a landlord that may allow you to lease back your home with option to purchase. In either case you will be able to avoid foreclosure which would stay on your credit report for years. I can sell your home even if you have no equity by negotiating a short sale from the bank. A short sale is where the bank agrees to take less than what is owed. If the bank agrees to the short sale, the bank will pay for all the closing costs for the seller so there is no cost to you whatsoever. If you have equity, we may be able to work out a deal without doing a short sale with the bank. In the case you decide to sell your home, I can help with your moving expenses.
