I tend to lean that way as well and don't mind jumping into the trenches and getting my hands dirty as I'm also a general & manufactured home contractor, manufactured home dealer and developer, real estate broker, investor and property manager.

Whether those are rough areas I am unaware of.If you do go the route of investing out-of-state finding a reputable operator is crucial and also choosing the right market aligned with your investment goals.Hope that helps

Hey Kodie,This may have already been said in the comments, but I just want to remind everyone that if you're looking for a contractor it's important to find someone that's fully-licensed or has a good reputation.

I'm hoping that I can find a financial backer who is serious about working on a project or a hard money lender with a good reputation.   

Talk to other investors in your local market who have used lenders and find a good reputable one. 

If your looking toanage it yourself it is a lot different and more worm than a typical investment property.Also since they rely strongly on reputation and word of mouth, they had to be heavily involved as the help/workers typically are not paid well and need to be trained to build your brand

I personally would value the input from reputable PM because they've dealt with the problem tenants, properties that cause them more staff to maintain than others so if they say they can't make money off a property, you probably can't either.
