We accepted price of $174k and the buyer wanted another $2k.

Are you making an offer with the contract but allowing the owner a day or two to decide to accept or not so you can do further due diligence?

I would reach out to him and see if he's currently accepting new clients.  

The question: I would like to know if there is an acceptable exception to the "cash flow is king rule".

This is important for the possibility of your loan getting approved but also a major factor in a seller's decision to accept an FHA financed offer over an investor who is paying cash or financing with a conventional or commercial loan.I would suggest taking a different approach with your FHA loan and looking for a property that you would want to live in for an extended period of time but also would cash flow if leased it after satisfying your FHA owner-occupancy time requirements. 

While the sale was still in attorney review, the attorneys for the auction house tried to impose a contract with all kinds of odd exceptions and carve outs that they insisted the buyer accept on the title insurance. 

I've read some say not to to accept rent with "credits" towards the purchase price because the court may say they already had an interest in the house because of the payments.One RE attorney I talked to said the CA Realtor forms are sufficient too.
