I had a client buy 4 properties this way....there is a rather lengthy waiting period (30-60 days) before you get the deed. 

Our average loan length is 5.25 months.

Sometimes, she'll skip a month or two, but then catches up with overdue rents.

I will also add that the PM will take care of and complete the steps involved in evictions which can be a lengthy process, then also attend the court dates, filings, etc.

Not a lengthy REI time frame but from the sounds of everyone's post, seems it would be smart to get a professional to help me out. 

My first partnership on 2 properties we didn’t have a formal agreement or formal exit strategy and when we caught the partner embezzling money they refused to buy us out or make good on the money and we had to sue them which cost $20,000 and a lengthy court fight.

Not only that, when I called them out on it a few months back in regards to delayed follow up and empty promised actions, I called a lengthy excuse email - the most delayed of any of the email responses.

While some have expressed interest, it is a rather costly investment to put one together, and our books are quite lengthy, which would add to the cost.

That will include assisting with getting the property prepared to go to market, arranging photography, marketing the property, holding open houses and showings, then of course overseeing the lengthy disclosure/escrow/closing process.
