Hi, thanks Colin, but before you do anything you need to know what your state laws are concerning these issues as well as federal.You will need to get a non-owner occupied loan and it will have the DOS, but I'm not obverly concerned with the DOS, for reasone you can find here.In some states, renting residential property on a triple net basis is not acceptable as there is a distinct difference between ownership rights and tenants rights which carries with it responsibilities of ownership, like maintenance.
