Hi, thanks Colin, but before you do anything you need to know what your state laws are concerning these issues as well as federal.You will need to get a non-owner occupied loan and it will have the DOS, but I'm not obverly concerned with the DOS, for reasone you can find here.In some states, renting residential property on a triple net basis is not acceptable as there is a distinct difference between ownership rights and tenants rights which carries with it responsibilities of ownership, like maintenance.

So that sort of inquiry is distinct from the ones for a home loan that happen within a few days apart.

From all that I have read, I am getting the distinct feeling that most in the wholesaling business, no matter what other marketing efforts they perform, have the most success when they knock on doors.

An all cash buyer has a distinct advantage with this method.

I would add that R.I. currently has the highest unemployment rate in the country and it has had that distinction for the last few years.

Wholesaling via the method of using an assignable contract would bear almost no distinction from a net listing, which would be illegal for an agent in MD.  

Two very distinct questions/requests for the community: 1) Does anyone have any experience with the local courts in White Plains and the eviction process?  

For example, if the typical modular new construction is selling for 15% below the typical stick-built new construction, that's a baseline you can use to evaluate whether a modular construction project would be profitable (based off of local comps of both modular and stick-built houses).Again, just an obvious idea that you may have already considered...Yes - just getting back to this now that things have settled down a bit.Like the other poster, around here no distinction is made between modular and stick built.
