I think that reaching that point always has to be a team effort - for her to agree to engage in the conversation and articulate specifics, and for you to be a good listener, be able to back up your ideas, and maybe agree to compromise on the riskier aspects, or at least wait until there is more of a track record.

And some of their flips don't sell and are placed into rental service, so have that possibility as your Plan "B".There's another investor who flipped a house I had my eye on in Mission Viejo, but the house was structurally compromised by non-permitted floor plan changes.

This leaves the buyer broker/agent in a compromising position with the seller.This can create an unintended "implied agency" with the seller when you represent the buyer.There are plenty of MLS listed property companies out there.If there is a listed property with a broker/agent giving full representation on the listing side with a similar priced house and co-op the broker/agent will take the path of least resistance.
