If the federal gov't says you can't drive with a blood alcohol level over 0.8, and the state you are in says it's 0.5, then you are bound to the 0.5 standard while in that state.

Then you're still net positive, but much thinner margins and had to pay the emotional price of a 3 week vacancy and the "will it ever rent" thinking.Property managers are good at letting you know what it will MOST LIKELY rent for.

I have had many rentals in GPs and land trusts.if your llc only holds rentals and all owners are blood related, do FONCE exemption from FAE.
