I understand the counterpoints here, but feel that the bet on rates coming down is a bet on the Fed suddenly and dramatically reversing course - something I think unlikely until Jay Powell's term expires and a new chairman is installed.

The risks are obviously placing a big bet on a PF home and then taking a loss on the money I had acquired to begin with but with the higher risk, the reward to me seems like it would be greater as well.

If i had to bet and speculate between North Forsyth and Northern part of Gwinnett (Mill Creek HS cluster) near Mall of Georgia, I think i would bet on North Forsyth any day, any place, any time.
