Its worth the cost, helps with moisture, smell and mold.

Some people don't mind the hassles that go with living in a rougher urban neighborhood, while other folks get scared-to-death when a benign funky smelling old guy walks past muttering to himself. 

There is a strong smell and feces on the floor during my quarterly maintenance checks, which likely means urine as well. 

I would be very cautious and do a lot of follow up to check on these people....something doesn't smell right......

We took a house that smelled and looked like it was our grandmas and we turned it into a modern house that a young couple would love to rent!

If you have any suggestions or advice that might help me to turn this current endeavor in a more positive direction I am open to all possibilities but at the moment I feel like I'm fighting a losing battle!

Honestly, some rent to own with only 2.5% down on some arrangement of a multi doesn't smell right from the beggining to me.

It looks like finding the right market is half the battle! 

It is messy work, takes a long time to dry between coats, there is a learning curve to apply it correct, and smells really bad if you go oil based. 

If you are not legit, then the lender will likely smell a skunk and never do the deal.
