After working with an architect, we realized that it was going to be less expensive and less work to tear the house down to the foundation and rebuild it than it would have been to just add a 2nd floor.

A GC manages and pays all of the subcontractors and suppliers, works with the architect/engineer, coordinates permitting and inspections with local building departments, does accounting and billing, and works with the client to make sure the project meets their expectations.

Once you get a survey then you can take that to an architect to do a feasibility study to see what you can get on the area thats left.

Her architect is cheapest she found but obviously is not very good and on top of that doesn't speak English that well... so now is charging on revisions).
