Instead of the first 5 being different angles of the kitchen and appliances, make sure they highlight the best amenities and brightest spaces.

Most sellers who agree think the banks allow it, highlight the risks, like how it might call the property due, how the loan will still be in their name and buyer is responsible for making the payments. 

So here are some helpful highlights from September's report:1) Homes are selling less quickly than in September 2021.2) The national home inventory of active listings increased 26.94% over last September.3) Sellers are less active than last year, with newly listed homes declining by 9.8% over last September.

Sensationalism gets rookie investors all the time.You just remind the seller that you are an investor also and unless you can make 8-10% NET on your $, or there is no reason to buy it. 

However, I would still ask it because it may highlight a pain point for the seller.
