Maybe it makes a point for going to college!

I have recently been unemployed for going on 3 months now.

Now he can rock along to any Jimi Hendrix or Beatles song after hearing it only once and he CAN'T read music.

You save the potential headache of having to deal with an invalid sale under the Bankruptcy Code, you are out maybe $300, but you end up saving whatever the opportunity cost was in that particular instance.And I strongly disagree that a buyer wouldn't potentially be subject to civil liability in a state Court for going through with a sale by not performing due diligence.

Heck, I do sponsor a child overseas for $30/mo  thru planusa.org for going on 5 years now and I do see to it that at least 15% of my income does go towards legit charitable causes (mostly overseas) each year. 

I'm in a different city and can not look up most of the info I need through GIS and the city web site.My city charges for going to there office and getting stuff printed.

I personally would vote for going slow with a small property and learning as you go but that's because that has worked for me.

Worst case, I can just forgo the refinance but I can't buy another investment property, it wont break me. 

Was out of state this past week and saw a number of MF properties that were bought for a song in 2010, and others that went into foreclosure around then and were completely vacant and badly deteriorated - likely candidates for demolition.    

I really wanna move on this but want to dance to the right song.
