You save the potential headache of having to deal with an invalid sale under the Bankruptcy Code, you are out maybe $300, but you end up saving whatever the opportunity cost was in that particular instance.And I strongly disagree that a buyer wouldn't potentially be subject to civil liability in a state Court for going through with a sale by not performing due diligence.

Heck, I do sponsor a child overseas for $30/mo  thru planusa.org for going on 5 years now and I do see to it that at least 15% of my income does go towards legit charitable causes (mostly overseas) each year.

Was out of state this past week and saw a number of MF properties that were bought for a song in 2010, and others that went into foreclosure around then and were completely vacant and badly deteriorated - likely candidates for demolition.
