I just purchased a distressed property and they painted the living room, dining room and put in all new carpet - the rest of the house was trashed.

You at least work the front of the house, meaning dining room and cash register, and handle all purchases.

This is occuring primarily in the dining room, one bedroom and part of the foyer/living room area.

The building I referenced above, each ~1400 ft^2 3-bedroom apartment (with formal dining room and double parlours) has five circuits (one for the range, 4 other circuits to operate all the lights and receptacles).  

Look for homes with extra space that is not well utilized or necessary such as a formal dining room, detached garage, or an extra large laundry room (easy bath conversion or kitchen for extra unit), etc.

If our bars were open for dine in then that would be a good idea! 

Unpermitted may not be a huge deal in some cases, but when it comes to egress and life safety issues you're gambling more than I closed off the dining room and made an extra bedroom.

Unlike selling house where you go in chronological/practical order of the home, guests regularly like to see the highlights or MAIN things first.For example, one of your first 5 pictures is the art work which is already noted in other photos of the dining room.
