I am very disappointed by some of the other replies in this thread.

There are a few tenants that I'd be fine "pushing out" by notifying of higher rents starting x date, as they have not taken care of the units very well and I wouldn't be disappointed if they decided to leave.  

We can't blame them completely as we should have done our due diligence better but we hired them to do that for us and they got paid so we were really disappointed!

There is some wood damage.I have never gotten this far yet, so I feel a little disappointed that this property came back w a bad report. 

Even friend recommendations can disappoint. 

I hope to exceed my pro forma and will be disappointed with my pro forma if I underperform it without a huge unexpected event (such as the Great Recession).  

I do think that Vail gives a lot of bang for your buck as the homes are newer and fairly large, however it's disappointing that such beautiful large homes only rent for $1200.  

It sets people up for wasting their time (and $ for the "guru") and ending up disappointed and worse off than they were when they started.
