@Mandi Martinez I suggest that you don't spend too much time on anyone unless they are motivated to fix their situation.

My bank will not consider rental income qualifying income until it has been earned at least 6 months, which also corresponds to the amount of time you have to own a property at my bank before they will do a cash-out refinance at appraised rather than purchased value.
